Naturenet Properties have been offered an opportunity to find a suitable person to join a Corporate Banker in a syndicate ownership of an exceptionally beautiful and functional beach house on the Machangulo Estate in southern Mozambique. Machangulo Estate.
Southern Mozambique has the most spectacular coastline and the Machangulo Estate has secured 20 kilometers of absolutely pristine coastline with the right to develop 70 beachfront houses (i.e. 1 unit per approximately 300 meters). Machangulo has attracted many high profile investors, which now consist of 70 % International and 30 % South Africans. Individual investments range between R60m and R5m with a total estimated investment of approximately R200m. The role played by some very high profile international individuals in the process thus far has enabled this development to move forward much faster than normal. The Mozambiquecan government has been exceptionally co-operative and is prepared to grant their equivalent of a title to each Site as it becomes developed. The developer, Machangulo SA, obtained the government approvals and has rolled out the project with sensitive conservation emphasis. This Estate is termed a MEGA project in government circles and is fast becoming a prestigious benchmark for future developments. A sustainable development programme ensures that a high percentage of the local residents on the peninsula will enjoy employment and become beneficiaries of the many community school and clinic projects. A definitive “DUAT” has already been issued and various investors are in the process of having the “DUAT” de-annexed from Machangulo SA to their own homes. Project Scope
The Development Plan provides for 70 coastal sites and a number of inland sites positioned around some beautiful lakes. There is a 1200m registered and operational grass airfield, a comprehensive sand road network, fresh water reticulation and electricity to all sites, a jetty and marine center at Santa Maria, three boat launch sites and a substantial community development programme. Other amenities include a one million liter water storage facility, management housing and office facility, warehousing and workshops.

Hotel Rights
In the middle of the 20 km’s of coast is a separate bay which has been set aside for the development of a prestigious Resort Hotel and Spa. A Consortium of the Coastal site Investors has acquired the rights to develop the Resort. This project will add an exciting dynamic and visibility to the property to round off its prestige. The Machangulo SA board of directors is currently negotiating with different operators who have expressed an interest in getting involved.

How to get there
Johannesburg is an overnight flight from Europe. Maputo is less than 1 hour flying time from Johannesburg. The air transfer from Maputo airport to the airfield in the centre of the estate is 15 minutes by plane. Regular air charters take place with CFA Air in Maputo. In addition, daily scheduled flights to Inhaca Island (just north of Machangulo) are regularly coordinated with flights to Machangulo. From Maputo one can also drive to the peninsula through the Elephant Reserve south of the project or enjoy an exciting boat crossing - takes between one and one and half hours depending on the tide. Boat transfers are also a very good option.

This unique property offers a playground of outdoor activities. To mention a few: shore and deep sea fishing, scuba diving, nature trails, quad biking, day trip excursions to Inhaca and Portuguese Islands, boating in the bay and around the islands, snorkeling, bird watching, whale watching and outings to the Elephant reserve.
